I came back last night, opened my mailbox (after some time of not opening) and had the shock of my life. We recieved a HDB (for my non-Singaporean friends, it's Housing Development Board) letter notifying us of the proceeds from the sale of our place and discovered that the cash component that we will be recieving (in fact later today) is around 60K short of what was initially calculated for us by our agent.
This seriously throws a spanner into the works and affects all the budgets and renovation plans. From making a profit (after minusing out a huge renovation budget), we might now be making a 'loss' and have to dip into our savings. I can't get this around my head and just don't know what to do. We'll know for sure later when we get to HDB I suppose.
But at this point I'm really upset about this agent. And I'm guessing it's more likely her mistake than HDB's. She has been extremely unprofessional, made tons of hiccups (of which we had to bear the brunt, but then again it was a few hundred dollars - not great), subjected us to the anger from other co-agents for being 'unethical' (that was according to them), showed many times that she didn't know what she was doing and relied on the co-broke agent (representing my buyer) and just hasn't given good counsel. I question even did she do all she can to get me the best price possible for the sale of my place? We were thankfully, really fortunate to have a very nice and accommodating co-broke agent and buyer.
If the contents of the letter hold true, I am seriously considering to withdraw the commission due to this agent. Yet I struggle as to if this is the right thing to do. But her poor counsel has caused me much grief in this entire sale process.
We'll know later for sure I guess. Please pray for us.
oh dear, S$60K is a lot. I hope she isn't a friend. You can talk to her superior and ask them to propose something. Will pray for you.
ReplyDeletehonestly, she needs to be brought to justice. I think it's fair to say that you are preventing another of her client from getting the same kind of service, teaching her that real estate agency is a profession and not a sales job, raising the bar for real estate agency service. Your friend's suggestion is a good one. Whether or not she loses her job, that's up to the boss but if she is serious of her job, she needs to buck up.
